metroDPA is a unique down payment assistance program for buyers with up to $176,700 of qualifying income to bring the dream of home ownership within reach. We know that lacking the funds for a down payment is often a barrier to home ownership. The program provides assistance as a no payment, zero-interest, forgivable assistance loan. As you apply for a 30-year fixed rate home loan, we help with down payment and closing cost assistance up to a percentage of your loan!
metroDPA is available to homebuyers throughout the Front Range. Check out the “What is metroDPA?” link for a list of approved areas. General qualifications: Along with meeting FHA, VA, USDA or Conventional guidelines for a 30-year, fixed rate home loan, borrowers must also meet the following:
Minimum Credit Score: 640;
Income Limit: $176,700;
Participating Area: most of the Front Range from Castle Rock to Wellington. See the “What is metroDPA?” link for a list of approved areas.
metroDPA Social Equity Program
Are you a resident or descendent of someone who lived in a Denver neighborhood that was redlined between 1938 and 2000? If so, you may be eligible for $15,000 or $25,000 toward a down payment on a home! These funds are intended to help increase homeownership in communities of color that were historically targeted by discriminatory lending practices like redlining. The funds may be used for the purchase of a home anywhere in approved Front Range areas through the metroDPA program. This innovative program is designed to mitigate the generational impacts of gentrification and involuntary displacement from historically redlined neighborhoods located within Denver boundaries. “Historically redlined neighborhoods” are defined as those neighborhoods labeled as “D Fourth Grade” and colored red on the 1934 federal Home Owner’s Loan Corporation Residential Security Map of Denver. A copy of the Map is available here to confirm eligibility.
Applicants must do the following to use the metroDPA Social Equity program:
find the location on the redlined mapping tool to identify it as an eligible property;
complete a form and provide the necessary documentation to prove eligibility;
if eligible, an approval # will be emailed to you;
meet credit and income qualifications to qualify for a metroDPA home loan;
income level determines the amount of assistance
